Specifications include, but are not limited to: 3.1 The Facilities Management Department (FAC) of Johnson County, Kansas requesting competitive sealed bids and qualifications for Door Repair and Maintenance. The Johnson County Facilities Management Department maintains a diverse portfolio of properties from which services are provided to County Residents and public. The facilities total approximately 2.8 million square feet in over 78 buildings and structures. The primary goal for FAC is to create and sustain safe, innovative environments and deliver high quality services to support a productive County government and community. The awarded provider(s) for this IFB shall be united with the FAC in working toward this goal. Contracts resulting from this IFB will be for varied individual projects valued below one hundred thousand dollars ($100,000) during the contract term. Projects valued above one hundred thousand dollars ($100,000) will be solicited separately. 3.2 Unless otherwise stated in the specifications for a particular job the successful contractor(s) shall furnish all supplies, parts, labor, equipment, transportation, and materials necessary to provide professional services on an as-needed basis. The work will take place in or around FAC maintained properties and any other areas where services may be required by the Johnson County Facilities Management Department. 3.3 Services shall include but not be limited to minor repairs, troubleshooting, emergency repairs, general repairs, preventative maintenance, corrective maintenance, calibration, removal and/or installation of parts and components, and other related work on doors. Services also included overhead and garage style doors. 3.4 On-call service is required and contractor(s) shall have emergency capabilities. Response time to the site must be within two (2) hours of an emergency request. FAC reserves the right to terminate the emergency repair job with the contract vendor and reassign the job to another contract vendor if contractor fails to respond to the job site and begin the needed repair within two (2) hours. Contractor(s) shall have the ability to respond to a standard call within four (4) hours unless a timeline for the specific project is specified. All calls must be acknowledged within one (1) hour of the call being placed.
