Specifications include, but are not limited to: The Contractor shall furnish all supervision labor, material and tools required to maintain, in optimum operating condition, each device of the HVAC & Temperature Control Systems. Services shall include inspection, calibration, cleaning and lubrication pertaining to the efficient operation of the system as listed on the Preventative Maintenance Checklist attached. 1. Optimum operating condition is defined as that level of performance which provides comfort to facility occupants, meets applicable laws, codes, regulations meet or exceeds the equipment manufacturers’ specifications and maximizes equipment life expectancy. 2. Repair and replacement of parts, components and devices contractor will provide quotation to perform work at additional cost.
