Specifications include, but are not limited to: 1. Provide the Work Plan. a. Work Plan (with schedule) shall be described in detail, the framework within which requested services will be performed. The Work Plan and Schedule shall include preliminary meetings, milestones for design deliverables and approvals by the Owner. b. Work Plan shall indicate opportunities to provide services more expeditiously. 2. Provide the Building Utilization and Utility Analysis. i. Evaluate one additional public and one additional private site that accommodate similar programs to the Stedman building. b. The evaluation criteria shall include, but is not limited to the following: i. Evaluate national trends in public office environments where teleworking and customer facing agencies operate successfully. ii. Evaluate potential state-owned parcels or leased space that could house each agency and their customer facing services during construction. iii. Include move plan and logistics for C.2.bii temporary housing during construction and the move in after construction is complete. iv. Evaluate potential sites for proximity, cost, facility condition. 3. Provide the Final Report Document a. A comprehensive evaluation of the building and building systems and provide recommendations for system upgrades and building envelope improvements b. The associated benefits of developing the Stedman building and all systems. c. The associated disadvantages of developing the building. d. The advantages and disadvantages of construction a new building to house the current agencies. e. The individual cost analysis and estimates for 3.a, and d. f. Provide a written report with an Executive Summary that outlines the main findings and summarizes key considerations. g. The following number of copies of all Work product shall be provided as part of the contract without any additional charge to the owner: h. Electronic copies of all deliverables and project documents. i. Awarded vendor to assist DCAMM in developing design RFP for building renovation or new construction. 4. Provide up to three (3) PowerPoint-like presentations to the senior leadership at the time and location determined by the Owner. Allow for meetings to be both in-person and video conference.
