Specifications include, but are not limited to: The scope of work is to provide materials, labor, equipment, and supervision to replace a section of the roof at 324 Malvern Avenue (Billing, City Attorney, Finance Building. The following specifications describe the minimum requirements to provide labor, equipment, and materials to replace the section of roof approximately 3,300 SF over the building. The materials bid shall be of a new, current design production model and available to the commercial market. Standard items appearing in the manufacturer’s published specifications furnished with the bid shall be included unless otherwise noted. Warranty shall be included with the bid. The City reserves the right to review the manufacturer’s specifications and to choose the materials deemed to be in the City’s best interest. In this regard, bidders are hereby advised that serviceability and functionality will be factors of the award in addition to price. The City of Hot Springs reserves the right to award the sections that are within the budget available. Provide the following work to perform the project: Tear off the existing roof and metal trim to the decking Inspect decking and seal cracks as necessary Install self-adhered vapor barrier and primer (if required) over the entire concrete deck Install 1/4” per foot tapered Polyiso insulation system with 1-1/2” minimum to start Install 1/2” Coverboard over taper system – Factory Primed Gypsum Fiber or HD Polyiso Install Fully Adhered 60-mil TPO membrane over the new cover board Install new roof drains and piping as needed Flash all penetrations as required by the manufacturer Install new 24ga Prefinished metal trim at the perimeter edge and wall flashings Provide owner with a Twenty (20) year NDL warranty and a two (2) year contractor warranty Clean up debris from the site and haul it off. Daily and upon completion of the project, the work area is to be clean and free of any debris/screws, and/or other materials and hazards
