Specifications include, but are not limited to: AHFC is seeking bids for maintenance and repair work in support of public housing units, systems, and properties. Bids shall be provided by location; Anchorage, Fairbanks, Juneau; award shall be made to the responsive low bid for each location; bids below anticipated minimum costs may be determined nonresponsive and rejected. In Anchorage, AHFC owns and operates over 600 housing units; in Fairbanks, over 250, and; in Juneau, over 200. Work under the contract shall be inclusive of systems and components as are typical of single- and multi-family housing in the identified area. Bids shall be fully loaded, including all materials, labor, permitting/inspections, demolition and disposal, travel, lodging, per diem, etc. as is required to complete the scope. The successful bidder shall be appropriately certified, as required by the AHJ, and capable of performing complex repairs as can be reasonably anticipated under the auspices of a General Contractor – Handyman, though projects under the contract may exceed $10,000. Bidders shall respond with pricing for the described Tiers for each desired location. The successful bid will be compared against current market prices and cost of labor at the time of submission; this relationship will serve as the basis for future bid evaluation under the contract.
