Specifications include, but are not limited to: 1. Assist the County with the sale and/or lease of property located at 600 New Century Parkway and lease of property at 561 Sumner Way within the New Century AirCenter Business Park. 2. Maintain a local office in the Kansas City MSA region. 3. Perform market analyses including determining the estimated fair market value of potential dispositions and determining the fair market value of lease hold estate interest. 4. Perform strategic planning regarding real estate fee simple sales and lease hold estate interest. 5. Be responsible for communicating the current market conditions to the building owner on a monthly basis or as requested by the owner in a format that is mutually agreeable to both parties. 6. Provide monthly reporting to the building owner regarding activities that may include volume and nature of inquiries, showings, questions, offers for purchase, specific efforts made by firm to identify prospects, etc., or as requested by the owner in a format that is mutually agreeable to both parties. 7. Create and disseminate marketing materials through all appropriate media and channels, subject to approval by the JCAC commission. 8. Serve as the owner’s representative in discussions with existing tenant(s). 9. Coordinate details of all ratified real estate contracts to ensure that contract requirements are met in accordance with the contract timelines. These items include but are not limited to: appraisal, inspections, other inspections, order title work, order survey, schedule settlement, and coordinate all contract post ratification addendums with other parties involved in the transaction. 10. Accompany County representatives, purchasers, and/or lessees at real estate settlements when necessary; 11. Coordinate with the title company to ensure that all parties have submitted necessary documentation to settlement within the contract timelines and/or deadlines. 12. Be available within a reasonable) amount of time, within twenty-four (24) hours, to show properties to purchasers/lessees. 13. Participate in and document negotiation and activities which may include, but are not limited to: phone calls, individual meetings, multiple-party meetings, settlement agreements, counter proposals, objections to any matters of record or issues presented, justifications contradictory to or in support of any issues, legal proceedings and/or matters of title to property. 14. Designate at least two (2) agents with preferences towards agents that are Certified Commercial Investment Member (CCIM) or Society of Industrial and Office Retail (SIOR) within the office to be assigned to the County in performing the services under this Contract.
