Specifications include, but are not limited to: 1. Provide administration and construction support services to complete work. 2. Coordination with utility owners, governing agencies, and other contractors. 3. Ensure the protection of trees, shrubs, and vegetation at street level, as well as structures and facilities where indicated. Damaged or killed planting shall be replaced with plants of equivalent variety, size, and configurations. Protect walkways and paving from damage and permanent staining. Replace damaged ground cover materials to match existing ones to the satisfaction of the Owner. Repair damaged walkways and paving to match existing to the satisfaction of the Owner. 4. Perform demolition and removal of the existing roofing system down to the structural concrete deck or lightweight insulating concrete. Perform repairs or replacements as required. Dispose of debris properly. 5. Construct a new roof system: A. The Contractor shall submit the proposed Factory Mutual Global (FMG) RoofNav assembly numbers for zones 1, 2, and 3 to FMG for approval. B. Remove existing metal flashing. C. Remove the existing roof system to expose the structural concrete deck or the lightweight insulating concrete. D. Install rigid board insulation and roof cover board meeting the City of Houston Commercial Energy Conservation Code and Factory Mutual Global wind uplift requirements. E. Install roof system, Section 07542 F. Flash existing curbs and penetration flashings. G. Replace rusted or broken field drain strainers as needed. H. Install sheet metal counterflashing and engineered coping caps. I. Install non-penetrating roof pipe support. J. Install walkway pads were indicated on the Drawings. K. Supply manufacturer and contractor warranties. 6. Provide new fall protection and roof access ladders as indicated. 7. Remove, protect, and reinstall the existing lightning protection system. 8. Provide a clean Site during the Work and prior to written acceptance by METRO. 9. Provide traffic barriers and traffic control as indicated. Contractor to acquire the City of Houston Lane Closure permits. 10. Provide HVAC, electrical, and plumbing detouching and reattaching as needed to complete the project while coordinating work timing with METRO to maintain operational functionality. 11.The contractor responsible for providing and installing a construction hoist is to be used in addition to the freight elevator; it will be used on the south side of the building requiring sidewalk closure on that side and a COH lane closure permit. 12.The contractor is responsible for Replacing the existing lightning protection, and the contractor shall provide a plan for the lightning protection System. 13.The contractor responsible for getting a permit for the traffic control System from COH. 14.The traffic control plan has the road closure, Hoist location, and laydown area location. 15.Conduct a lift pressure test for the existing and proposed roofs after completed. METRO would involve a 3rd party lab for testing. 16.The contractor must provide all roof materials from Manufacturer Johns Manville (JM TPO), and all materials must meet or exceed the requirements of ASTM D 6878. 17.The work has one phase. 18.The project's performance period spans up to 270 calendar days from the issuance of a Notice to Proceed (NTP), which includes weather days, weekends, and holidays.
