Specifications include, but are not limited to: 1. GENERAL Materials shall be new and of the grade required by the work write-up unless otherwise agreed to in writing. Deliver, store and handle products using means and methods that will prevent damage and deterioration from moisture, rain, dirt and other harmful influences including loss and theft. Materials damaged in shipment or shall be replaced at the contractor's expense. All materials shall be installed according to the manufacturer’s written instructions. When written instructions aren’t available, all work shall meet generally accepted trade standards. Repairs and installation of all materials shall use materials and techniques appropriate to the task and shall be done in a workmanlike manner. Repairs shall only be made after the root cause of the damage has been identified and corrected. Contractors shall warranty their work for 1 calendar year after the date of completion. Manufacturers warranties shall be in addition to the General Contractor warranty and do not relieve the Contractor of stipulated obligations or requirements. All work must be performed and installed in accordance with warranty stipulations, and the requirements for coverage. All persons involved in a rehabilitation project shall be qualified for their tasks. Qualified Rehab Contractors must be registered Dunn and Bradstreet. The registered number is required on all contracts with Rehab. Qualified Rehab Contractors may not be listed as under debarment on the SAM.GOV website. 2. EXTERIOR PROPERTY The site must promote positive drainage away from the home and not cause a nuisance to neighboring structures. When soil is disturbed, erosion control measures shall be provided to ensure all soil, gravel etc. remains on site. Any damage to the site or a neighboring site must be repaired by the contractor at their expense. All disturbed lawn areas shall be seeded or sodded in an approved manner. 3. FOUNDATION New foundations shall be reinforced concrete with waterproofing below the finished soil level and comply with all applicable Codes. Existing foundations shall be sound, stable and in good repair with no water intrusion.
