Specifications include, but are not limited to: The Contractor shall provide all supervision, labor, and materials required for dormitory apartment/unit complete interior painting, HVAC maintenance, full cleaning and sanitizing of the apartment/unit, including carpet, blinds, all furniture and bathroom/showers/tubs/drains as shown in the Technical Specs section of this document. This project involves (Gentry Hall, 260 dormitory apartments/units), (Morris Hall, 108 apartments/units) and (Monroe Hall, 243 apartments/units). Contractor shall paint all ceilings, walls, trim, interior doors and exterior doors in each apartment/unit assigned. Maintenance of HVAC systems and Full Cleaning is required in each apartment/unit. All stains on any surface shall be primed with KILZ prior to painting. Paint shall be applied uniformly so that streaks, roller/brush strokes, drips and overages are not visible. Contractor shall be responsible for removing and securing all existing material finishes including the removal and reinstallation of switch and outlet plates, striker plates and other hardware. Door Hardware can be left in place, masked off and painted around. Door hardware to be removed of all paint. Pre-existing damages to any material finishes shall be noted prior to work commencing and Facilities Management notified. Contractor must properly prepare all surfaces for the finish coat. Contractor responsibilities include the removal all foreign objects from all doors, walls, ceilings and trim. Contractor is responsible for repairing any damage due to the removal of said items. Wipe off dust and lint clean and sanitize any mold from all surfaces to be painted. All nails, tacks, screws, loose sheetrock, holes and any other sheetrock damage will need to be properly repaired. Areas repaired should not be visible when painting is completed. Areas not patched or repaired properly will require Contractor to properly repair and paint entire surface at Contractor cost. The bid/proposal shall include the cost to repair damaged sheetrock in walls or ceilings up to nine (9) square foot. Damaged sheetrock areas exceeding nine square foot will be added to the project using the alternate pricing shown in the bid/proposal. Most areas will require 1/2- 5/8 sheetrock and may require the knock-down texture to be reapplied. Most ceilings have a texture and will require texture to be applied in any areas that are damaged, stained, patched or missing texture. Contractor will caulk or repair any and all open seams in and around baseboards, door trim, walls, windows and ceilings. All loose and flaking sheetrock work around windows must be properly repaired in order for apartment/unit to be considered complete and acceptable.
