Specifications include, but are not limited to: PROVIDER shall furnish all supervision, labor, material, and equipment to control all flying and/or crawling pests including but not limited to: termites, cockroaches, silverfish, fleas, scorpions, spiders, rodents and to take reasonable and necessary steps to correct conditions conducive to pest breeding and harborage. CONTRACTOR is not responsible for insect or rodent damage to the structure or its contents. The entire BRA property including but not limited to, the following: the main BRA building and garage, all public areas, rooms, closets, food preparation and serving areas, restrooms, hallways, offices, the outside perimeter of building and the property surrounding the building owned by the BRA. Contractor will provide an appropriate level of service to keep buildings free of insects and pests. Services for slab termite inspection and treatment will be on a per call basis and as needed during the HVAC construction. Services for rodent trapping and equipment will be on a per call basis and as needed. Rodents include small gnawing mammals such as mice, rats, and squirrels. 1.2 PROVIDER shall control all flying and/or crawling pests including but not limited to: termites cockroaches, silverfish, fleas, scorpions, spiders, by applying pesticides that will conform to Federal, State and Local ordinances and regulations, and such pesticides shall be used in a safe manner consistent with the label and good pest management practices. Copies of product labels and MSDS sheets of products used will be provided. Should the product manufacturer change the formulation of a product, or should the PROVIDER change the product used in performing any of the services required herein, the label and MSDS sheet shall be provided in advance of the use of such modified or different product. Section II Method of Treatment 2.1 Termite Treatment a. Install sufficient Sentricon stations (the "Stations") in the soil around the outside perimeter of the central office building and outside perimeter of the garage for termite treatment, but in no case less than 73 stations b. Monitor those stations as required by label, or more frequently as needed to control termites at no additional charge to the BRA c. During monitoring process, add Recruit termite bait to all stations and remove it from the stations as appropriate at no additional charge to the BRA d. During the monitoring process, maintain in good and serviceable condition all stations at no additional charge to the BRA e. During the monitoring process, inform the BRA of: i. Any new or increased termite activity noted in the stations ii. Any addition or removal of Recruit termite bait RFB747PestControlSrvcCOFnl.doc Page 6 of 16 iii. Any observed effect of the Sentricon System on termite activity. 2.2 Pest Control a. All areas will be treated quarterly at each visit. Services will be performed at mutually agreeable times to cause minimal disruption to employer and/or those within the premises. Low-odor materials will be used whenever possible. Rodent trapping equipment lost or destroyed at the premises will be replaced and charged to the BRA at the replacement cost at that time. 2.3 Call-backs to the site by persons of authority will be honored as quickly as possible shall be considered as: a. Services needed between regularly scheduled visits. Callback shall be provided at no charge as necessary to achieve and maintain satisfactory results. b. Services to address an insect occurrence for as needed services to treat crickets, carpenter ants, termites and is a result of a seasonal occurrence and is not caused by a failure in the service of CONTRACTOR the call back will be at no charge. 2.4 If during construction termite station is damaged, CONTRACTOR will replace at no additional cost to the BRA. 2.5 A subterranean termite treatment may be either a partial treatment or a spot treatment, involving the use of chemicals or physical barriers, or the treatment may include the use of a baiting system. These types of treatments are defined as follows: a. Partial Treatment - This technique allows a wide variety of treatment strategies but is more involved than a spot treatment. (See definition below.) Ex: treatment of some or all of the perimeter, bathroom traps, expansion joints, stress cracks, portions of framing, walls and bait locations. b. Slab Construction: Generally defined as treatment of the perimeter and all known slab penetrations as well as any known expansion joints or stress cracks. 2.6 Rodent Control a. BRA representative will contact the pest control Contractor for rodent control services on an individual basis. Services will require inspection, setting of traps, bait, etc. where necessary, recalls as needed (up to eight (8) times) during a 30 day control period to check traps and pickup and dispose any rodent caught. b. Removal of all traps will be at the end of the 30-day period and/or as directed by BRA representative
