Specifications include, but are not limited to: The consultant will visually inspect each structure included on the attached list. The attached facilities list also includes the elements or components that need to be assessed for each structure.The following elements or components of each structure may need to be assessed: Plumbing systems, Electrical systems, HVAC systems, Structural integrity, Roof system, Weatherproofing, the potential for the presence of asbestos or lead paint, and site conditions (including but not limited to drainage, irrigation, parking, lighting, etc.). Representatives from Public Works will coordinate with the consultant to schedule the inspections, and be present during the inspections whenever possible. Every attempt will be made to ensure these inspections do not interfere with the daily operations of the City staff operating in the facility. The results of the inspections will be summarized in a table or chart, and photos noting major deficiences or defects will be included. The specific objective of this element of the consulting services is to develop a prioritized list of facilities that need the greatest amount of maintenance and to establish an estimated cost of repair for each facility. The final report will include the following: a summary of the condition of each of the systems selected for assessment for each facility as identified on the attached facilities list, a prioritized list of projects necessary to address the deficiencies identified in each facility, recommendation for a recurring inspection schedule for each element or component included in the scope of this study as well as the anticipated average annual cost for these inspections, and recommendation for a component/system replacement schedule for the major components/systems in each facility evaluated and the anticipated average annual cost for these replacements.
