Specifications include, but are not limited to: Maintain all DAS HVAC equipment which includes, but may not be limited to, all Roof top equipment, split systems, controls (both unit and network), , and all equipment associated with the delivery of heating and cooling throughout DAS. Operate and maintain the building automation system (Trane Summit and Enterprise Server) and notify THE CITYs Building Maintenance Manager or applicable HVAC supervisor of any alarms on the automation system related to the HVAC divisions responsibility (space temp., static pressure, air handler unit fan status, etc.). No software upgrades required by this contract. Ensure that the HVAC systems are running as efficiently as possible. For example, the HVAC system shall only run when scheduled for reduced energy cost. Documented approval from THE CITYs Building Maintenance Manager or applicable HVAC supervisor will be required prior to running the HVAC system outside of the agreed to hours of operation. Any changes to the operation of the equipment that will impact the cooling and heating of the animal shelter, or energy usage, shall be submitted to THE CITYs Building Maintenance Manager or his/her designee for approval before implementation. A brief description of the existing system is as follows: RTU-1 w/ VAV-1-4: Unit serves the admin. Area of the building. It is a standard packaged rooftop unit with D/X cooling and gas heat serving 4 single duct VAV boxes. RTU-2-9: Units serve all other remaining areas of the building. Units are packaged rooftop 100% outside air dehumidification unit designed for maximum air changes. Units have separate supply side and exhaust side airflows each with a fan. Supply side has D/X cooling with gas heat. Unit also has 2 heat pipes (one pre-cool/preheat and one reheat) connected between the supply and exhaust airflows. Heat pipes have no means of control and operate at all times. Ductless Split systems: There are thirteen (13) split systems that have been installed in several areas of the west side of the building. Interior units consist mainly of a wall mounted units mounted at 10 to 15 ft. A.F.F. with some ceiling mounted units and fan coil units. Ten (10) of the outdoor condensing units are a horizontal airflow units and three (3) are standard residential box type units, all of which are on the sitting on the gravel ballasted roof.
