Specifications include, but are not limited to: The Work of this Contract comprises the general construction and renovation of the Corps Dorm Leonard Hall (Dorm #7) and the replacement of Lounge C building (Ash Leadership Learning Center) on the Texas A&M University campus. The major areas of work are fire, life safety and accessibility deficiencies, the HVAC system, water intrusions (internal and external), plumbing upgrades and quality of life issues including bathroom and shower improvements, space utilization in cadet rooms, lighting improvements, noise reduction, electrical and communications upgrades, technology enhancements and the need for extremely robust, durable and functional fixtures and finishes. There is also a need to incorporate automated building control and maintenance systems that tie into the universitys current system. In addition to the dorm renovation, demolition of existing Lounge C will be replaced with a new (4) story Leadership Learning Center (LLC)which will connect Dorm #7 (Leonard Hall) and Dorm #5 (Gainer Hall). The new LLC will incorporate core elements such as elevators, stairway, mechanical, electrical, data/telecommunication rooms and additional spaces for academic support, offices, lounges, multipurpose use and possibly a guard room. Other desired upgrades include pavement, landscaping and drainage surrounding Leonard Hall (Dorm #7) and the LLC.
