Specifications include, but are not limited to: The El Paso Water Utilities International Water Quality Laboratory is seeking proposals from a licensedprofessional HVAC company to perform repair and maintenance of the building s air quality system andheating /air conditioning equipment. The required service for HVAC and accompanying temperature controlequipment are as follows: A comprehensive HVAC facility s program of temperature control maintenance where the contractorassumes full responsibility for preventive maintenance, full component replacement and emergencyservices. The contractor upon award of contract will assume the risk and responsibility including labor costs forthe repair and or replacement of worn or failed mechanical systems, automatic valves, dampermaintenance and repair, carbon air filters, water pumps, piping, flexible lines, exhaust blowers, customair handlers air supply components, parts and HVAC control software in this facility. The carbon filtersshall meet the attached specifications on page 11 of the attached equipment list. All AHU Primary Inlet Filters must be replaced once each month, All AHU Air Return Filters must bereplaced once each month. All AHU Pleated Filters to be replaced once a year, All AHU Primary InletCarbon Filters to be replaced once each year, All AHU Air Return Carbon Filters to be replaced onceeach year, all building A/C filters to be replaced once each month. The contractor will be responsible for maintaining the water quality of the hydronic system. The contractor upon award of contract will assume the risk and responsibility including labor costs forthe repair and or replacement of worn or failed exhaust mechanical systems including motors, fans,pulleys, belts, hood, and dampers and maintaining all coils clean. The responsibility to initiate a comprehensive HVAC maintenance program to protect all equipment willreside with the contractor.
