Specifications include, but are not limited to: SCOPE OF WORK: As part of a continual effort to become a world-class patient care facility, UT Southwestern Medical Center wishes to hire a qualified General Contractor to finish out the Biotechnology Development Complex Peloton Lease per the approved IFC plans and specifications dated November 4, 2011. The Biotechnology Development Complex Peloton Lease scope will cover approximately 11,500 SF of existing space located in the Biotechnology Development Complex to serve the new Peloton Lease. Contractor to furnish all of the labor, the materials, the tools, the equipment, the hoisting, the services and the competent supervision required to complete the projects scopes of work per the Contract Documents, Plans and Specifications, dated November 4, 2011. The Peloton Lease will require demo including, but not limited to, all architectural, all structural, all mechanical HVAC, all electrical and all plumbing demo as required to complete the scope of project specified in the Contract Documents. Any and all demo work required is responsibility of Contractor. The Peloton Lease will require new construction including, but not limited to, all make safe electrical/plumbing/mechanical work, walls, ceilings, all HVAC systems and mechanical work, flooring, millwork, lab grade millwork, renovation, flooring, any and all structural supports required for project/equipment/vendors, painting, all in-wall blocking, rails, testing, commissioning, coordination of equipment requirements with vendors and contract documents, new accessories, fire alarm, all mechanical HVAC equipment, controls, fire protection, plumbing, lab gases, electrical, electrical connect of all equipment, all rough-in, doors, frames, hardware, equipment schedule and specifications, as shown on the drawings.
