Specifications include, but are not limited to: Provide commissioning services for the project to include, but not be limited to, the building envelop common areas, units, lighting, HVAC and water systems. Identify energy efficiency goals and develop budget cost estimation to achieve goal. Identification of Operation and Maintenance procedures and an implementation cost and energy savings projected estimate. Estimation of energy saving potential. Define and document short-term low-cost energy efficiency retrofit recommendations. Conduct a preliminary site assessment to identify no-cost and low-cost energy saving opportunities. Develop in-depth energy survey and analysis of energy costs, energy usage and building characteristics and a more refined survey of how energy is used in the building. Develop and present Energy Conservation Measures and estimates of costs and savings. Analyze and document the understanding of the building behavior and the interactions with weather, occupancy and operating schedules. Provide detailed and solid recommendations and financial analysis for this major capital investment including monitoring, data collection and engineering analysis. Develop and update Master Project Schedule. Conduct project update meetings as required to keep project on schedule. Develop and update Issues Log. Develop control diagrams for each identified system at each facility. Develop air terminal schedules for the identified VAV boxes indicating appropriate airflow setpoints. Review appropriate minimum speeds allowed by the current Fan Wall System for each AHU serving the ORs.
