Specifications include, but are not limited to: This scope of service covers the requirements for the Contractor to inspect, repair, maintain and perform all routine/scheduled maintenance services on the HVAC equipment listed in Attachment "A", "HVAC Frequency Schedule" (attached to this scope of services), for the Metropolitan Transit Authority of Harris County, Texas (METRO). Annual Preventive Maintenance on Centrifugal Liquid Chillers 5.1.2.1 Compressor 1. Change oil filter. Check oil filter for any aluminum particles. 2. Change compressor oil. Have oil analyzed. (Refer to 10.0) 5.1.2.2 Compressor Motor 1. Check motor mounting screws to insure tightness. 2. Meg motor windings to check for deterioration, log readings and compare from previous readings. 5.1.2.3 Refrigerant System Pressure Testing 1. Pressure test chiller. Leak check and repair any leaks found immediately. 5.1.2.4 Cooler and Condenser 1. Clean condenser tubes. Follow manufacture (York) guidelines on cleaning tubes. 2. Replace gaskets in the water box. 5.1.2.5 Purge Unit 1. Change the purge unit dehydrator 2. Clean and inspect all valves which are part of the purge system. 3. Drain and flush the oil and refrigerant from the purge unit shell. 4. Clean one (1) orifice in the liquid line feed to the cooling coil and the purge unit exhaust orifice. 5. Inspect the foul gas inlet check valve. 5.1.2.6 Oil Return System 1. Change the dehydrator in the oil return system. 2. After changing the dehydrator the nozzle of the adductor should be checked for any foreign particles. 5.1.2.7 Electrical Controls 1. All electrical controls should be inspected for obvious malfunctions. 2. Check all factory settings of controls (operation and safety) that have not been changed. Any changes to controls must be approved by York Manufacture. 3. A 5-11 year life battery is part of the RTC-Real Time Clock. Check battery if it has to be replace please follow York manufactures guidelines. 5.1.3 Quarterly Preventive Maintenance on Centrifugal Liquid Chillers 5.1.3.1 Compressor 1. Check oil pressure if pressure drops 30% oil filter must be changed. Record pressure readings. 2. Check condition of oil if it becomes dark and cloudy change oil. 5.1.3.2 Compressor Motor 1. Check motor mounting screws to insure tightness
