Specifications include, but are not limited to: The scope will be the demolition and interior finish-out of approximately 3712 GSF of existing space in the Danciger Building (H), level 7. The space will require demolition and new construction including, but not limited to, ceilings, flooring, partitions, painting, new accessories, coordination of lab requirements, medical gas and lab utility service, lab grade millwork, coordination of equipment requirements, Contractor furnished and installed equipment, connection of lab equipment, mechanical, electrical and plumbing systems, mechanical equipment, fire alarm, controls, testing and commissioning as shown on the drawings. Contractor (GC) to furnish all labor, materials, tools, equipment, services and supervision required to complete the demolition and interior finish-out scopes of work per the Contract Documents originally dated October 10, 2011, with any included revisions. This project will be finished out within the existing Danciger Building (H) adjacent to occupied and functioning spaces therefore it is essential the GC take great care in noise and dust control. All work will be performed during normal hours (7AM-5PM) with some after hours and weekend work in order to avoid interruptions in the daily operations of the Danciger Building (H). All noisy activities (e.g., shooting nails into the concrete for carpet attachments, steel framing assembly, concrete coring, concrete cutting, metal stud cutting, hammer drilling, pier drilling, excavation, etc.) will be performed as directed by the construction coordinator. The GCs construction scope of work shall include all coordination between trades, the hospital, labs, other GCs, Construction Coordinator, equipment vendors, and other parties involved in the project. The GCs construction scope also includes the following: General Requirements - Contractor will provide raceway for UTSWMC Information Resources telecommunications cabling. - Contractor will coordinate electrical and telecom requirements with UTSWMC supplied interior furnishings. - Contractor will coordinate testing and balance of HVAC equipment. - Contractor will coordinate all room shut downs, power shut downs, night and week-end work with UTSWMC. Two week notice is required. - Contractor will coordinate make-safe for all utilities with UTSWMC and Construction Coordinator.
