Specifications include, but are not limited to: 1. Prior to demolition of the existing structure and auxiliary structure(s) indicated on the demolition plan, perform a careful walk through of the structures to ensure there are no squatters or habitation in the structures. 2. Existing residential dwelling and auxiliary structure improvements (identified on the demolition plan with the construction drawings) shall be demolished and all concrete, debris, rubbish, scrub vegetation (down to the root ball) and all inorganic matter shall be removed from the property and disposed of as per the General Specifications (GS). The wood garage shall be removed and demolished from its concrete foundation, and the concrete foundation shall remain in place and intact for future use by Owner. 3. A new 10 x 12 (outside dimensions) storage shed accessory structure shall be constructed atop the existing wood garage concrete foundation positioned upon the foundation pad as per the site plan. The shed shall be constructed upon 6" x 4" treated wood skids, and leveled prior to commencing shed construction. Shed shall be constructed of common framing lumber and may utilize clean drop or waste materials of the main house building products in its construction, but must meet code. It shall be unfinished on the interior, with no electrical, plumbing or HVAC improvements. Cost saving building products may be used for the shed s exterior construction, including recycled inorganic exterior building products from the existing main house. Any inorganic products from the existing house shall be completely cleaned using tri-sodium phosphate detergent and thoroughly allowed to dry prior to installation. Exterior siding and trim shall be installed over a vapor barrier and 7/16" OSB sheathing and shall be primed and painted to match new main house color. All shed materials and preparation shall be approved by Project Manager before installation and final acceptance. Shed shall be trimmed, sealed and caulked as to allow no gaps, cracks or crevices in the shed exterior envelope for insect or vermin infiltration
