Specifications include, but are not limited to:The Base Proposal includes all work necessary to provide a complete and serviceable reroofing system including but not limited to: • Completely removing all the existing roofing down to the deck • Properly preparing the roof deck • Repairing or replacing damaged or deteriorated decking • Mechanically attaching a venting base sheet where indicated on the drawings • Installing 2 layers of rigid board insulation where indicated on the drawings • Installing tapered insulation where indicated on the drawings • Installing crickets where indicated on the drawings • Installing ½” cover board where indicated on the drawings • Adjusting existing drains to fit the new elevation • Installing new drain sumps where indicated the drawings • Cleaning out all drain lines to insure free flow of water • Water leak testing all existing drains prior to the start of roof tear off. • Replacing all existing drain strainers and clamping rings with new cast iron drain strainers and clamping rings • Raising HVAC units as necessary to maintain required height as indicated in the drawings • Installing new equipment curbs at existing condensing units where indicated on the drawings • Installing new walk pads as shown on the drawings • Raising all gas lines, electrical conduits, condensate lines, or other lines to maintain a minimum 6” clearance above the finished roof • Performing a pressure test as set forth in the applicable code on all gas lines that were disconnected and reconnected at any equipment and providing a leak line certification at the completion of the project • Cleaning and painting all gas lines • Installing all new sheet metal flashings • Installing all new pipe supports where indicated on the drawings • Installing all new membrane and sheet metal flashings • Installing a new fully adhered 60 mil feltback TPO roof membrane • Providing a 20 Year NDL Warranty from the Primary Roofing Material Manufacturer SURFACE PREPARATION/TEAR OFF: Completely remove and lawfully dispose of all metal walk ways, existing roofing materials, membrane flashings, and sheet metal flashings down to the structural deck. Clean, dry, and properly prepare the structural deck.
