Specifications include, but are not limited to: SCOPE OF WORK:The Bexar County Hospital District dba The University Health System is soliciting sealedbids for the 1st Floor Pathology Lab & Central Registration at the UHS Pavilion Buildinglocated at 4647 Medical Drive, San Antonio, Texas 78229.The scope of work includes demolition/renovation and will take place in three phases atthe 1st floor. The three main areas consist of Pathology, Central Registration, and Pediat-rics. The total area is of approximately 4,356 square feet. Pathology area (approx.1,147sf) will involve renovation of space to include new ductwork, modular furniture,slab penetrations, and roof penetrations. Central Registration (approx. 2,165sf) will in-volve renovation of the space to include the partial removal of the masonry wall for newmodular wall system, storage cabinets, and registration desks. Pediatrics (approx.1044sf)will consist of patch/paint, new finishes and new doors and frames. The public toiletswill be renovated and expanded upon to increase the fixture count.Mechanical demolition scope of work includes Mechanical equipment supplying the areato house Pathology Lab is to be removed. This removal will include rooftop condensers,interior air handler, ductwork, diffusers, dampers, T-Stats. Mechanical equipment supply-ing the area to house Central Registration is to be removed, except for a small section ofductwork that is outside our renovated area. This removal will include rooftop conden-sers, interior air handler, ductwork, diffusers, dampers, T-Stats. At rear Exam Roomswhere only cosmetic and counter changes are scheduled, existing diffusers will be re-placed with new.Electrical demolition scope of work includes Electrical devices (e.g. receptacles, switch-es, junction boxes, cover plates, etc.) in the area to house Pathology Lab and Central Re-ceiving are to be removed. Associated circuitry (raceway and wiring, etc.) are to be re-moved back to panel serving the areas. Special system devices (fire alarm, sound system,etc.) are to be removed and salvaged for reuse in renovated areas. Associated special sys-tem circuitry (raceway and wiring, etc.) is to be salvaged for reuse. Lighting in the Lobbyare to be removed, cleaned and reinstalled. Lighting in the Pathology area are to be re-moved, cleaned and reinstalled and supplemented with a limited number of new lights tomatch existing. The new Central Registration will contain new downlights in the newceiling. New Restrooms will have new Light Fixtures. Existing Branch panel serving theADVERTISEMENT FOR BIDS00001-3areas to be Pathology Lab and Central Registration is to be relocated. Existing branchcircuits not scheduled for demolition are to be reconnected to relocated panel. All otherpanels not associated with the renovation work are to remain. Existing generator and as-sociated branch panel connected to generator will be salvaged for continued use.Plumbing demolition scope of work includes Plumbing utilities (Hot Water, Cold Water,and sewer) supplying the area to house Pathology Lab are to remain. Fixtures in existingRestroom are to remain. Fixtures in rear Exam Rooms are to be removed and replaced.Mechanical new scope of work includes installing new ductwork in the renovated areasincluding main runs and branch runs. Installing new associated air devices, newfire/smoke dampers as required. New temperature controls will be provided. New Testand Balance will be performed in renovated areas. Providing new replacement Air Han-dler Units at roof and associated transition duct.Electrical new scope of work includes cleaning and replacing parts on fixtures scheduledfor reuse. New fixtures will match existing 2x2, and 2x4 recessed troffers. A limitednumber of new downlights will be utilized in Central Registration. Pathology Lab willcontain a new electrical branch panel dedicated to equipment in the lab area. A new panelreplacing an existing panel scheduled for relocation for the Central Registration area willbe provided. All new outlets and equipment branches will have new circuitry. New roof-top units will be connected to existing roof top branch panel. Emergency power circuitswill be provided for a select number of outlets as designated by Owner (e.g. refrigerators,etc.). Fire alarm and security and sound system devices will be reinstalled.Plumbing new scope of work includes new plumbing fixtures (toilets, lavatories, sinks,floor drains, etc.) will be provided in new Lab area, new Restrooms, and rear Examrooms. New utilities will be provided to new fixtures in select areas. Provide cold waterand hot water piping for new fixtures. Provide isolation valves at select locations in theplumbing system.Structural new scope of work proposed renovations to the first floor of the existing build-ing will require the following items: 1. New floor drains 2. Infill of existing duct open-ings thru existing floor structure 3. Removal of a portion of the existing masonry wall inthe existing lobby area 4. Two new roof top mechanical units on the existing roof struc-ture. The new floor drains will be placed into the existing concrete floor framing. Theexisting concrete floor framing consist of cast in place concrete pan joists spaced at ap-proximately 36 inches on center. The location of the new floor drains will need to be co-ordinated with the existing concrete joists to avoid cutting into the joists and affectingtheir structural integrity. Modification of the proposed locations as currently indicated onthe Architectural drawings may be required. Chipping of the concrete floor slab of ap-proximately " will be required to accommodate the new floor drains. Openings occurthrough the existing concrete floor framing for previous HVAC ductwork. These ductswill be removed and the floor openings will be infilled to recover the floor space. Thevoids in the floor structure will be filled in with new concrete to match the existing con-crete framing. The existing masonry wall is not a load bearing structural element. Thewall spans a height of approximately 10 to 12 feet from the first floor to the underside ofthe roof framing. The wall does not appear to be physically attached to the roof structure.Portions of the existing wall are to be removed to accommodate the new ArchitecturalADVERTISEMENT FOR BIDS00001-4layout. Minor structural modifications may be required to support the free edges of thewall after the modifications.The new mechanical units to be placed on the existing roof structure will require analysisof the existing roof framing members to verify the adequacy of the steel joists and beamsto support the additional weight of the new equipment. Structural modifications are antic-ipated in order to adequately support the weight of the new units.Contractor shall visit the site and familiarize themselves with the existing conditions,contract documents and report any discrepancies between the existing conditions usingthe provided UHS Question form. Work shall be accomplished in a manner that does notdisrupt or alter daily operations. The General Contractor shall provide protection to thebuilding at all times. All work shall comply with and be performed in accordance with allUHS policies & guidelines, local, state, national codes and/or ordinances that govern thiswork.
