Specifications include, but are not limited to: The WR1.20 Office Renovation scope will cover approximately 3,700 SF of existing office space located on level one of the Ronald McDonald House (WR). The office renovation will require demo and renovation work as detailed in Contract Documents. Any and all demo work required is responsibility of Contractor. Any and all make safe for mechanical, electrical and plumbing will be responsibility of Contractor. The office renovation will require new construction including, but not limited to, drywall, finishes, electrical, HVAC, plumbing, fixtures, concrete, formwork, site civil grading, flooring, as shown on the Contract Documents. Contractor to furnish all of the labor, the materials, the tools, the equipment, the services and the supervision required to complete the renovation scopes of work per the Contract Documents, Plans and Specifications, dated April 18, 2012. This project shall be renovated within the existing Ronald McDonald House (WR) facility adjacent to occupied, functioning and unoccupied areas therefore it is essential the Contractor take great care in noise and dust control. All non disturbing work will be performed during normal hours (7AM-5PM) with after hours and week-end work as necessary to avoid interruptions in the daily operations of the Ronald McDonald House (WR). All noisy activities (as determined by Construction Coordinator) will be performed as directed by the Construction Coordinator after hours. Per EcoSystems Environmental, Inc. report dated February 22, 2011 (see attached), Regulated amounts of asbestos were detected in the sink undercoating. The Contractors construction scope of work shall include all of the coordination between all other Contractors, Construction Coordinator, and all other parties involved in the project, and also as follows: General Requirements - Coordinate installation of UTSWMC supplied door keying, signage, and test and balance contractor. - Coordinate all power shut downs, night and week-end work with UTSWMC.
