Specifications include, but are not limited to: This project involves the renovation to the 3rd floor (~30,000SF) and a portion of the 1st Floor (~3,700 SF) of the Westfork Building at the Tarrant County College Downtown Campus for office use. Renovation includes, but is not limited to, new finishes, lighting fixtures and lighting controls, access controls, updates and new doors and hardware, Audio Visual and IT infrastructure, fire sprinkler, alarm, HVAC and electrical updates. An existing raised access floor which houses an under‐floor air system and electrical distribution will remain and also have scope within the project. Many existing ceilings, porcelain tiles, wood doors and other elements will remain and are to be protected during construction. The third floor will be predominantly open office space, with demountable partitions creating rooms at the core. The first floor includes ~2,400SF of office space as well ~1,300 SF of production studio and sound studio spaces. These areas have new drywall partitions in addition to demountable partitions. The production and sound studios have specialty construction reflective of the acoustic requirements of these spaces. The scope of the installation of the demountable partitions will be by a furniture vendor, however it is the scope of the general contractor to coordinate with this vendor to integrate required scopes (such as electrical and thermostats) and manage schedule
