Annual Inspection of Exhaust Fans Annual Inspection of Space Heaters Annual Pre-Heat Inspection on all listed equipment per manufacturer’s requirements Annual Pre-Cooling Inspection on all listed equipment per manufacturer’s requirements A n n u a l C o n d e n s e r c l e a n i n g s o n a l l l i s t e d e q u i p m e n t p e r m a n u f a c t u r e r ’ s r e q u i r e m e n t s Preventative Maintenance Checks shall include the following, but not limited to: Pre-Season Cooling Check compressor for proper refrigerant charge Check for excessive vibration Check and record current draw Measure temperature differential across cooling coil Check contacts and connections for pitting and burning Check safety controls Check air filters Check condenser and evaporator coils for cleanliness Condenser Coil and chiller coil cleaning with fresh, hot water rinse. Check condition of drive belt(s), and replace as necessary. Lubricate motors and bearings, as applicable Check motor mounts Clean condensate drain pan and drain Check space thermostats and calibrate as required Check time settings of time clocks/clock thermostats During Season Cooling
