This service encompasses preventive maintenance for water-cooled chillers, including two Trane Chillers (Model RTHDUCZFXE0UAFZA3LALF3A2LALAVXQXEXAAXXYZ73AJUAX4XXXXVX) located in Mechanical Room G0061 on the Ground Floor of Building 1, and two Carrier Chillers (Model 30HXA161RZE661KA) situated in the 6th-floor Penthouse Mechanical Room of Building 1. The scope includes annual leak detection using an electronic leak detector, inspection of motor and compressor bearings, greasing, replacement of the oil filter with a manufacturer-approved filter, sampling and laboratory analysis of oil, and reporting to the VA. Additional tasks involve verifying oil and refrigerant levels, checking safety devices and panel diagnostics, inspecting control panels for proper operation, changing coolant in variable speed drives, inspecting drives, and performing operational checks after maintenance. Eddy current testing will be conducted on both chillers during the base year and three subsequent years, focusing on evaporator and condenser components in the initial year. Additionally, the scope includes preventive maintenance for the MRI air-cooled chiller, Dimplex Thermal Solutions Model WO2-2-5000-2P-NF-L-M-407C, located south of the MRI Building adjacent to Building 1. Services will include routine inspections such as refrigerant leak detection, condenser coil and fan operation, electrical verification (voltage, amperage, wiring integrity), inspection of contactors and relays, verification of thermistors and transducers, safety device checks, oil sampling with laboratory analysis, refrigerant and oil levels, and inspection of the chilled water system components, including flow switches and pumps. Pump inspections will include rotation, coupling condition, noise assessment, and operational testing of the entire system.
