Building 401 is a three-winged, two-story, pre-existing structure with a total of one hundred-forty (140) occupants. Due to dangerous conditions such as asbestos, lead based paint, other hazardous materials, outdated fire alarm and suppression system, and degradation of structural members, this facility requires major repair and renovation. Upon commencement of work, all occupants will be vacated from the East Wing of the facility. All remaining furniture, equipment, etc. within the East Wing must be removed and disposed of by the contractor. Occupants will remain and operations will continue as normal in the North and West wings of the facility.
To bring the facility up to contemporary facility standards, the building needs major repairs that include all building systems. These systems include but are not limited to the following: demolition of existing space required to install new office space, asbestos remediation and other hazardous materials identified within the space, and construction of new interior partitions. The project will also include the replacement/upgrade of the fire alarm and suppression system, the replacement/upgrade of plumbing system, the repair/replacement of electrical power and distribution systems, the repair/replacement of the lighting and grounding systems throughout the entire facility, and the replacement/upgrade of the telecommunications systems. Other items to be repaired are Concrete Masonry Unit (CMU) walls, degradation of structural members, repair to walkway/overhangs and railings, stair tower (finishes), sidewalks, exterior lighting, landscaping, and force protection.
The Magnitude of Construction Project: Estimated between $5,000,000.00 and $10,000,000.00 (See Federal Acquisition Regulation (FAR) 36.204(g)).
