Specifications include, but are not limited to:A new ground up 4000 square foot pre-engineered metal building will be constructed. The building will be slab on grade with a metal building structure clad with metal panels. A new entrance canopy is called out for the new storefront entry system. The single sloped roof will be a standing seam metal roof. The interior of the building will house the music practice hall with owner furnished/contractor installed acoustic panels. There will be two offices for music instructors, men’s and women’s restrooms, large equipment storage room, custodial closet, and electrical/IT room. A mechanical mezzanine will also be constructed with access from a ship’s ladder located in the custodial closet. The mezzanine is support by steel tubes with wide flange beams and joists. The mezzanine floor consists of a metal deck topped with lightweight concrete. The mezzanine will house the HVAC equipment. A fire alarm system will be installed. Site work includes removal of the existing asphalt surfacing of the service drive and new concrete being placed. The service drive will be extended to provide deeper access to the new building. A new dumpster area will also be constructed. A new sidewalk will be constructed for connection from the end of the service drive to the existing practice lot. One existing area drain will be relocated and a new area drain will be provided in the service drive. Two new palm trees will be required as per the landscape plan. Two campus standard exterior pole lights are also required. The areas disturbed by construction are to receive hydro-mulch. Although the area housed a structure that was removed many years ago, No unforeseen underground conflicts are expected. Utilities will come from the Lamar University tunnel system to the east of the site and include chilled water supply and return, hot water supply and return and electrical power. Replacement of the existing electrical transformer is required. The electrical/IT room requires connection to the existing fiber optic cabling to the adjacent building to the north. The HVAC will consist of an air handling unit and VAV boxes and metal duct. The lighting system will use mostly University standard LED light fixtures. Conduit and J-boxes for an intrusion detection system. Security cameras will also be installed.
