Additional Requirements:
1.
Offered space must be contiguous and on a maximum of 2 consecutive floors. Space must be located on the 2nd floor or higher.
2.
Additional floor loading may be required for approximately 500 ABOA SF (contiguous) to support condense filing. Offered space must be capable of reinforcement, if necessary, to accommodate this requirement. Required documentation proving this requirement can be met, must be submitted with EOI.
3.
Space cannot be co-located with Federal, State, or Local agencies providing probation and/or parole services, drug abuse counseling/rehabilitation programs, social services, or halfway houses, and residential units.
4.
Space cannot be co-located with private firms whose primary clientele are involved in or have ties to criminal elements.

5.
Space cannot be located within 1,000 walkable feet of drug-free zones or schools.
6.
Buildings/properties are subject to a risk/vulnerability assessment. The outcome of the assessment may result in the building not being technically compliant.
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
The U.S. Government currently occupies office and related space in a building under a lease in Charleston, WV that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The is not a solicitation for offers or a request for proposals. The Government will not pay any costs incurred as a result of this advertisement.

Expressions of interest shall include building name and address, 1/8 inch scale drawing which reflects existing conditions of offered space, proposed parking plan, available ABOA square feet offered and rental rate per ABOA square foot, Common Area Factor(s) for available space by floor, if applicable, Owner's name and address and written statement from owner that the representative has legal authority to provide information on the property.
