Specifications include, but are not limited to: Phase 1 - Preliminary Site Plan 1. Conceptual Site Plan – In consultation with the Town of Wolcott and LCPC, the consultant will develop a preliminary site plan for the Historic Schoolhouse structure on School Street. The conceptual site plan shall take into consideration the previous known environmental factors and architectural work completed by the Town of Wolcott. The preliminary site plan will include the following plan sets: a. An existing conditions site plan (existing structures, wetlands, slope, archeological) b. Future site plan (approximate parking, access, pedestrian and vehicular circulation, lighting, landscaping) c. Utility plan (water service, wastewater service, electric service, typical café utilities, etc.) d. Stormwater management plan e. Road/driveway profiles f. Cost estimates for infrastructure costs related to redevelopment of property (water service, sewer service, stormwater management, paving, signage, curbing, sidewalks, lighting, landscaping). The completed preliminary site plan shall be provided to the Town in paper format and in digital format (CAD and/or GIS Shapefile). Phase 2 –Permitting, Final Designs, Bid Package (not part of this Scope of Work) Development of a final site plan contingent is upon future building designs and additional archeological work. The planning work completed through this scope of work may lead to a future development and construction on the Schoolhouse property. In this case, the Town may choose to continue working with the selected consultant during the implementation phase of the project to ensure maximum project efficiency and to minimize project costs.
