Specifications include, but are not limited to: The Contractor shall provide preventative maintenance service; Work shall include being available to provide Emergency Service at an additional charge to the contract. The Contractor shall furnish all labor, materiel, tools and supervision required to maintain, in optimum operating condition, each device of the Temperature Controls, HVAC and Refrigeration systems. Services shall include, repair and replacement of parts, components and devices, inspection, calibration, cleaning and lubrication pertaining to the efficient operation of the system as listed on the Preventative Maintenance Checklist; The minimum number of planned inspections shall be four (4) for one fiscal year spaced approximately ninety (90) days apart.
