Specifications include, but are not limited to: A. Asbestos Abatement - The Scope of Work includes asbestos abatement to support the Seafoam Cottage demolition project. Contractor shall provide all labor, equipment, and disposal necessary to access, remove, and dispose of all items included in the scope of work. Specific tasks included in the Scope of Work are described below: Gypsum Board / Joint Compound Approximately 1810 Sq. Ft. Remove and dispose of all gypsum board with asbestos-containing joint compound wall and ceilings. Sheet Vinyl Flooring Approximately 170 Sq. Ft. Remove and dispose of all asbestos-containing sheet vinyl flooring and mastic. The material is concealed beneath non-asbestos sheet vinyl/underlayment. 9” Floor Tile / Mastic (2nd Layer) Approximately 125 Sq. Ft. Remove and dispose of all asbestos-containing floor tile and mastic. The material is concealed beneath non-asbestos sheet vinyl and underlayment in laundry room and beneath ceramic tile and underlayment in the bathroom. Built-up Roofing Approximately 865 Sq. Ft. Remove and dispose of all asbestos-containing built-up roofing. The material is concealed beneath non-asbestos tab shingle and tar paper. B. Demolition - The Scope of Work includes demolition of the Seafoam Cottage as indicated on Figure 2. Contractor shall provide all labor, equipment, and disposal necessary to complete the work described. Specific tasks included in the Scope of Work are described below: Demolition of the Seafoam Cottage as indicated on Figure 2. Demolition shall include all structure and finishes, slabs, footings, concrete walkways, fence, fallen tree debris, and miscellaneous materials within 8’ of the building footprint. Power and water will be disconnected by the Owner prior to start of asbestos abatement. Power and water will be provided from adjacent structures. Contractor shall locate and cap the sewer line outside of the building footprint. Contractor shall mark the water supply piping and sewer piping as it remains onsite. Marking shall be done with a brightly colored stake marked appropriately with permanent marker. Contractor shall install controls to prevent the introduction of demolition debris, oil, chemicals, or sediment into the drainage ditch that runs beneath that structure being demolished. Prior to commencement of construction, contractor shall submit a plan for protection of the ditch to the University of Oregon for approval. Upon approval, controls must be installed prior to commencement of demolition activities. Contractor shall have a spill kit onsite and must clean up spills immediately. Contractor shall protect all buildings, parking areas, utilities, and other existing items not included in the demolition scope of work from damage as a result of work under this contract. Contractor shall limit site work to the areas indicated as “Site Work Area” on Figure 2. Contractor may use the driveway for access to the site. Contractor shall fill site with ¾ minus gravel compacted to grade Contractor shall recycle building materials to the maximum extent feasible.
