Specifications include, but are not limited to: A complete roof replacement is needed due to age/condition. The existing mechanical system including air handlers, chillers, cooling tower, internally lined ductwork is in need of replacement. The current air volume in the individual cells will be reviewed for sufficiency in supplying adequate air. Electrical systems to be assessed and upgraded where needed. All security system components are in need of replacement including wiring, new software/hardware, cameras and door access/hardware. Existing hydronic piping for the two-pipe system needs to be assessed and verified if a 4 pipe system is feasible. The domestic hot water system appeared to have 2 new boilers. Domestic water piping will be reviewed and temperatures verified at point of service. Fire protection and smoke control systems need full analysis for working condition and verification relative to code requirements. The access from one side of the 1st floor to the other through the gym needs analysis for separation of detainees. An asbestos survey will be conducted by owner during Phase A. Existing cell stainless steel combination sink/toilet fixtures need testing, cleaning and maintenance for serviceability. Cell doors need missing viewlite kits replaced and serving slots added or replaced with new doors. Existing stairways need railings brought to code with screen walls to separate stair runs. Existing dock doors need repair and/or replacement. The existing kitchen needs a hood assessment, walk-in coolers/freezer need air conditioning replacement with hardware upgrades to meet code for egress, grease trap inspection with possible cleaning, all remaining equipment needs review to determine operational value or replacement. The kitchen floor needs replacement with a more suitable surface for cooking. The outdoor courtyard needs basketball court flooring repaired. All broken glass panes at windows/entry vestibules will need replacement. New signage will be needed for wayfinding. Parking to be analyzed for adequacy including ADA access.
