Specifications include, but are not limited to: The services to be provided include an inventory of existing equipment, testing and inspecting of the existing equipment, establish a preventative maintenance program, identify components and parts to be replaced and establish a refrigerant management program. The minimum specific services shall include, but not be limited to, the following items: • Inventory of existing equipment o Quantity o Manufacturer o Model Number o Components Evaporators Compressors Fan Motors o Equipment Ratings o Unit location in building • Test and inspect all existing equipment. • Preventative maintenance schedules to include: o Filter replacement o Belt replacement o Cleaning of equipment o Automatic temperature controls • Maintenance supplies included: o Oil and lubricants o Cleaning supplies o Cooling Refrigerant • Components and parts replacement o Identify failed parts to be replaced as part of agreement. • Refrigerant Management Program o Containment, conversion, and replacement • After hours service
