Specifications include, but are not limited to: Remove any and all loose or failed sealant, inspect all metal decking for any damage or signs of aging. Replace/repair damage metal decking with same thickness material, using adhesive and 1” self-drilling, rubber washer seal roofing screw (any major or obvious damage should be included in the bid). Replace any missing fasteners and make sure all fasteners are properly seated Power wash entire roof with cleaner to etch metal to remove rust, oxidation and dirt. Apply a rust inhibiting primer over entire roof Apply tape and/or fabric to all vertical, horizontal and lap seams Seal all fasteners Seal around all vents, pipes and protrusions. Minimum warranty of fifteen (15) years on labor and materials
