Specifications include, but are not limited to: HVAC upgrades and cosmetic improvements Project: The CMAR will provide cost estimating as well as provide a project construction schedule and constructability assessment, including document review. The estimated funding amount is subject to change based on the determined scope, schedule and actual funding received for the project. Pre-Construction work will be performed on a fixed price basis (see Pricing Response Form Attachment 1). The cost of the construction work will be based on a Guaranteed Maximum Price (GMP) as described in the Contract Documents. UNLV will request GMP’s per the PreConstruction Contract for the base bid and any alternate work. The Architect’s Team and the UNLV Team will develop the building program by reviewing and incorporating the stakeholder’s vision and needs along with UNLV facility standards. The CMAR will review the final program, proposed design drawings; construction means & methods; project schedule and cost estimate. The CMAR should advise whether the cost is within the budget and provide input should the cost exceed the anticipated budget. The CMAR will also provide options for cost savings and efficiencies that are consistent with the facility program, function, quality and vision. Pre-Construction Phase: The duties of the CMAR are specified in the Contract Documents and include: 1) pre-construction services such as, the development of schedules, preparation of construction cost models/estimates, packaging of early trade bid packages, field verification of all conditions, etc., to manage the project cost and schedule; 2) review of design, costs, schedules and other aspects, as applicable, with UNLV; and 3) CMAR shall perform all responsibilities required by NRS Chapter 338 and NAC Chapter 338, including but not limited to NRS 338.16985. Further it is the responsibility of the CMAR to make reasonable improvements as necessary to the construction schedule proposed in the Construction Documents by further recommending the design/construction phasing that reduces the proposed duration of construction. Among the items that should receive consideration in achieving these objectives are: identification of long lead items, further development of any alternates, including preliminary discussions with the approving agencies during design phase to expedite their reviews, and proactive interaction with subcontractors to establish their commitment to the project’s budget and schedule objectives.
