Specifications include, but are not limited to: This Invitation for Bid (IFB) is issued by the TSS Office of State Procurement (TSS OSP) on behalf of TSS Division of Building Authority (TSS/DBA) to obtain pricing and a contract for Janitorial Services for the Justice Building located at 625 Marshall Street, Little Rock, AR 72201. A. The current total estimated cleanable square footage for the Justice Building at full capacity is 119,556 square feet. The estimate employee count at issuance of this IFB is two hundred (200) and the estimated daily foot traffic is twenty-five (25) to fifty (50) per day. 1. The estimated square footage for carpeted areas at full capacity is 101,146. 2. The estimated square footage for tile floors at full capacity is 10,000. 3. The estimated square footage for the parking garage is 8,410. B. The estimated additional square footage for the Justice Building once renovations are complete is 25,019. C. The Justice Building includes, but is not limited to the following rooms: 1. Two (2) floors: West and East wings. 2. One (1) large courtroom. 3. Several meeting and conference rooms. 4. One (1) law library. 5. Three (3) passenger elevators. 6. Halls, offices, work areas, and storage rooms. 7. Several break rooms. The Contractor shall provide a minimum of one (1) day person to provide janitorial services, Monday through Friday, 8:00 a.m. to 4:30 p.m. Central Time, excluding State Holidays with the following exceptions: 1. If the legislature is in session on a State Holiday and the building is open for business, the day person shall provide janitorial services at the Justice Building. 2. If State offices are closed due to inclement weather, the day person is not required to report to the Justice Building. 3. If State offices are under a two (2) hour delay due to inclement weather, then the day person shall arrive two (2) hours late as well. 1. VACUUM – Use of a commercial or residential vacuum cleaner to remove debris and/or particles from carpeted areas including entrance carpets and rugs throughout the building. Vacuum cleaner must be a HEPA model to reduce allegiants and pollutants from being airborne. The Contractor shall keep the carpets clean and free from dust balls, dirt, and other debris. Prior to vacuuming the area, the Contractor shall move and vacuum under all easily movable objects (chairs, waste receptacles, tables on wheels, etc.) and replace all items moved. 2. MOPPING - Use of a wet mop (cloth, dust, micro-fiber, wool, cloth strip, etc.) to wipe debris from the floor surface. Use of appropriate floor cleaners per the surface receiving the mopping. Monthly cleaning requirement for the tile floors must be scrubbed/buffed with water and a mild abrasive. “Wet Floor” signs must be place on all wet floor surfaces.
