Specifications include, but are not limited to: A. The current estimated cleanable square footage, at time of bid issuance, for the Winthrop Rockefeller Building at full capacity is 106,192 square feet. The estimate employee count at issuance of this IFB is two hundred sixty (260) and the estimated foot traffic is twenty-five (25) to fifty (50) per day. 1. The estimated square footage for carpeted areas at full capacity is 97,450. 2. The estimated square footage for tile floors at full capacity is 5,113. 3. The estimated square footage for other areas at full capacity is 3,629. B. The Winthrop Rockefeller Building includes, but is not limited to the following rooms: 1. Seven (7) floors, four (4) passenger elevators, one (1) freight elevator. 2. Thirty-three (33) restrooms. 3. Halls, offices, work areas, and storage rooms. 4. One (1) main conference room and several meeting rooms. 5. One (1) large breakroom and several smaller breakrooms on each floor. C. TSS DBA reserves the right to increase or decrease the estimated cleanable square footage based on construction requirements, the needs of TSS DBA, or unknown requirements which were unknown at the time this IFB was issued. 1. TSS DBA will notify the Contractor of any changes in the square footage.
