Specifications include, but are not limited to: #1 Remove existing built-up roof assembly, including roof insulation, roof membrane, fasteners, parapet covers, plumbing flashings, copings and counter-flashings. Leave roof deck clean and free of loose aggregate. Dispose of all excess roofing materials and debris. #2 As necessary, disconnect and reconnect HVAC units, gas lines, and conduit sufficiently for re-roofing. Contractor shall insure all rooftop units, lines, and connections are in working order prior to and after completion of project. #3 Remove existing interior roof drain bowls and clamping rings. Provide new cast drains, claming rings and strainers. Haul away the debris. #4 Over steel deck, install.3.5 ISO insulation (to meet city code of R-020). #5 Over wood deck (2626), install one ply of fiberglass base sheet with caps and nails. Replace any deteriorated deck. Provide unit price for deck replacement. #6 Install 6” x 6” scuppers in firewall as necessary #7 Install 6” x 6” downspouts where scuppers are installed (with color options) #8 At parapet walls 30” high or less, apply modified bitumen flashing sheet in accordance with manufacturers instructions. #9 At parapet walls that exceed 30” in height, install modified bitumen flashing sheet up the wall 12” above the toe of cant. Install 24ga Galvanized steel counter – flashing over top of base flashing. Install 26ga. Galvalume R panels to top of parapet. Fabricate and install sheet metal closure with new 24ga pre-finishing coping. #10 Flash all curbs, plumbing stacks, ventilators and roof penetrations in accordance with manufacturer instructions. Provide 30” x 30” sheet lead at roof drains. Where pitch pans are required, install 24ga sheet metal pitch pans, fill partially with non-shrink grout, top with minimum ½” pourable urethane sealant and cover with 24ga rain bonnet. #11 Install 60 mil TPO roof system or equivalent tar and gravel roof system #12 At top of parapets, fabricate and install 22ga. Galvanized continuous wind clip on exterior side of wall. Fabricate and install 24ga. Pre-finished coping. Secure interior side of coping with neoprene – washered screws at 18” o.c.
