Specifications include, but are not limited to: The required services to be provided are fire alarm monitoring and scheduled inspections for all fire alarm systems to include as needed services, repairs, parts and materials for Texas Center for Infectious Disease (TCID). During Fire Alarm testing, inspection of devices will include but not be limited to, Smoke Detectors, Pull Stations, Audio/Visual Devices, Duct Detectors, fire/smoke dampers connected to the fire alarm system and any other devices which may be associated with the fire alarm system operation. • The fire alarm systems include fifteen (15) system panels consisting of: eight (8) Siemens FCC922/FC924, and seven (7) Siemens Cerebus. The facility contains approximately three hundred and five (305) smoke detectors, eighty (80) pull stations, one hundred (100) A/V devices, and twelve (12) fire smoke dampers. Buildings 502 and 537 are the only buildings that contain sprinklers and there are approximately one hundred and thirty-six (136) combined. • Contractor shall at the conclusion submit a report to the Facility containing test location information to include the Facility Campus name, Building Number, Make, Model number of the Fire Alarm Control Panel Inspected, the findings of each inspection pass/fail, deficiencies noted, and current status of the Fire Alarm system to indicate functional and safe, or non-functional requiring immediate attention. • Contractor shall complete all inspections within the first 10 calendar days of the month inspection services are due. If contractor cannot for any valid reason meet this deadline, they must inform a representative of Central Plant Maintenance prior to the start of any due inspections (not having enough personnel or having other commitments etc., will not qualify as a valid reason). HHSC reserves the right to add or remove equipment during the Contract term at their sole discretion. I. Fire Suppression Systems Inspections All buildings listed below are to have quarterly, semi-annual and annual inspections conducted per the following schedule: a) Fire Alarm Inspections (Buildings 501,502,503,514,523,528,533,537) 1. Quarterly Procedures (Due January, April, July & October) i. Place fire alarm system in test. ii. Contact Off-Site Monitoring Company to verify receipt of alarm. Alarm must be received by off-site monitoring company within 90 seconds. Document response time. iii. Acknowledge Alarm, Silence Alarm, Reset Notification Device, Reset fire alarm panel. 2. Semi-Annual Procedures (Due January & July) i. Notify building personnel that the fire alarm system will be tested. ii. Place fire alarm system in test. iii. Turn off main fire alarm panel breaker. iv. Activate fire alarm system. v. Verify and document voltage across batteries is at 24vdc (+1- 1vd) testing from positive on one battery to negative on the other battery. vi. Restore system to normal configuration. 3. Annual Procedures (Due July) i. Notify building personnel and Off-Site Monitoring Company that the fire alarm system will be tested. ii. Place fire alarm system in test mode. iii. Inspect and test duct detectors, electromechanical releasing devices, heat detectors, manual fire alarm boxes and smoke detectors. iv. Inspect and test visual and audible fire alarms, including speakers.
