Specifications include, but are not limited to: Consultant(s) should prepare a bid proposal for supplying the City with three designs that are plan check ready construction plans for 3 different detached ADUs. The ADU plans will be for a studio, one-bedroom and one-bathroom dwelling unit, and two-bedroom and one-bathroom (as described above.) The consultant will demonstrate relevant work experience by providing plans and/or images of accessory dwelling unit designs that are similar to the unit type(s) being proposed by the consultant. Each of the three PRADU plan set construction drawings will be plan checked by the City of Davis for evaluation of ability to be built without requiring further plan checking (i.e., pre-approved). Thus, each plan set must have a full set of construction drawings that will be planned checked through the Department of Community Development, including a sample plot plan. All three plan sets will comply with applicable current Building Code standards, City’s residential new construction requirements, and have identified high quality materials, quality architectural design and elevations. Specifically, the selected consultant(s) shall perform tasks that include: ▪ Prepare draft plan sets for review by staff; ▪ Revise plans based upon staff plan check and other comments; ▪ Meet with staff prior to finalizing plans, if needed; ▪ Prepare final plans for ADU permit issuance and construction; ▪ The proposed plans must meet all City of Davis and State of California regulations pertaining to ADUs. Selected consultants will prepare a final drawing set for each PRADU, which will incorporate all necessary plan-check corrections. Plans and specifications shall comply with standard drawings and specifications requirements of the City of Davis and other agencies as applicable. The Final Plan set shall include: • Floor plans • Foundation plans (suitable or customizable for all soil conditions) • Sections (if necessary) • Exterior Elevations • Renderings of exterior and interior features, including finishes as appropriate. • Suggested exterior and interior materials and possible options. • All utilities, including but not limited to sewer, water, gas and electricity. The consultant shall prepare a timeline for completion of the final plans and a cost estimate for all of the work to be completed.
