Specifications include, but are not limited to: i. The Contractor shall provide all necessary labor, material, supplies, equipment and supervision required to provide full maintenance service and repairs; including but not limited to regular routine maintenance, inspections, all safety tests required per State of Maryland Safety Code, replacement of parts, and all necessary cleaning, lubrication and adjustments to all elevator components, unless otherwise specified. ii. The Contractor shall supply, install, or repair all parts or components made necessary by ordinary wear and tear. The Contractor shall use only qualified personnel who are skilled, competent, trained elevator mechanics on this work, who are directly supervised by the Contractor. iii. Regular routine maintenance inspection shall be performed, and per the original equipment manufacturer's recommendation, but not less than a frequency of once a month during the contract period. Mechanics performing regular routine maintenance inspections shall observe and comply with all procedures of SMCPS upon entering the facility, performing all repairs and maintenance, signing out and submitting all required documentation, and exiting the facility. Mechanics performing regular routine maintenance inspections shall observe the operation of the equipment through its full range of movement, and shall make all adjustments, lubrication, and replacement of all worn, deteriorated or obsolete parts, required to keep the equipment in safe operating condition, in readiness for regular and satisfactory use, per the manufacturer’s specifications.
