Specifications include, but are not limited to: The scope of work includes, but is not limited to, the new construction of an approximately 20,500 SF, 21-unit, three story multi-family apartment complex located at the corner of Richmond Avenue and North Bragaw Street in the Mountain View neighborhood in Anchorage, Alaska. The building will consist of a concrete foundation with vertical wood framing. All units will have a full bathroom, kitchen, bedroom and living space. There will be a small common laundry room located on each floor. The building will have secured entrances, and will include a resident manager’s office, lobby, secure tenant storage and onsite parking. The project will incorporate a solar photovoltaic (PV) alternate energy system and will be fully equipped with an elevator, complete HVAC, plumbing, fire sprinkler and electrical systems. The contractor will be responsible for all civil work including utility connections, hardscape, and landscaping. The contractor shall carry an allowance of $15,000 for building signage, not including the building address. The project is designed and required to meet Uniform Accessibility Standards and with the State of Alaska Building Energy Efficiency Standards (BEES).
