Specifications include, but are not limited to: Montana State Fund is seeking proposals from commercial real estate agents with experience providing commercial real estate brokerage and advisory services on large-scale commercial leasing. MSF intends to lease a portion of its current office space to one or more commercial lessees. MSF’s office building is located at 855 Front Street in Helena, Montana. The building is approximately 110,000 sq. ft. and was completed in 2010. The building does have a LEED Gold certification and includes features such as a rainwater catchment system, LED lighting, a raised floor system that makes heating and cooling of the building more efficient, and a live green roof that adds to the energy efficiency of the building. HVAC system is traditionally put on roof of building; in this building the system was brought inside so that it doesn’t have to compete with the elements in heating and cooling of the building. The principal responsibilities of the selected Agent shall be to: Identify, qualify, and conduct due diligence on potential lessees; Solicit term sheets from potential lessees and negotiate the real estate transaction with the selected lessee(s); Respond to submitted offers; and Assist Montana State Fund in the closing process. Specific services may include, but are not limited to, the following: Analyzing initial term sheets received – to include financial and non- financial proposed terms as well as build-out cost and timeframe implications; Attending and participating in meetings as necessary; Negotiating, preparing, and coordinating execution of all transaction documents; and Providing as-needed advice and other services relating to miscellaneous real estate matters upon request of MSF.
