Specifications include, but are not limited to: TASK 1: DESIGN/BUILD BRIDGING DOCUMENTS • Establish technical design criteria (Bridging Documents) for the final design of the Transit Center Parking Garage by the design-build team, which will include technical design criteria for structural, parking, architectural, MEP, civil, and landscape architectural elements. • Develop Schematic Design and Design Development level construction documents. DELIVERABLES • Technical Bridging Documents for Design-Builder RFP’s. • Cost estimating (probable cost of construction at schematic and design development stages) The bridging document conveys design/construction requirements to the design/build contractors bidding on the project. In general, the document includes a summary of work, technical requirements, plans, project constraints, and reference documents (plans, specifications, etc.). TASK 2: OWNER'S REPRESENTATIVE SERVICES The selected consultant will provide Owner’s Representative Services during final design and construction of the Transit Center Parking Garage specifically as set forth below. • Review design-build proposals and assist the Owner with selection of the design-build team. • Attend virtual design/construction progress and/or review meetings, assumed to occur weekly. • Answer design-build team questions regarding technical design criteria. • Review design documents during the design-build team’s preparation of Construction Documents, at the fifty percent (50%) and ninety-five percent (95%) design levels for conformance with the bridgingdocuments. • Attend Pre-Construction meetings. • Review of submittals, including post-tensioning reinforcement, garage waterproofing (sealers, sealants, and expansion joints), vehicular signage, and any parking and/or revenue control equipment for conformance with the bridging documents, after acceptance (final) review by architect and/or structural engineer of record. • Make site visits and provide written observation reports during construction at minimum monthly, or as required, including punch list walk-through reviews with the Owner at the completion of construction.
