Specifications include, but are not limited to: The objective of this RFP is to find a Partner who can make the coworking (open and private), collaboration-event area and conference/training rooms into a successful model that the Partner will operate with staffing that the Partner will provide. The existing furniture, equipment and basic systems already in place should be used. These spaces are all located on the 1st floor of the Sandbox. The following are examples of conceivable partnership models. The Partner would enter into an agreement with HTDC to operate their own coworking and conference room/collaboration/event space program. They can be under their own brand (or co-branded w/ HTDC) and business model (within HTDC guidelines), and will provide staffing support. Agreement revenue structure may either be: Flat rate Lease agreement Revenue Share model Mixture of flat rate and Revenue Share Other? Beyond proposing 1) a program model to operate the Sandbox spaces referred to in this RFP, 2) Offeror is also required to propose a revenue structure and how collection of fees will be managed. Basic monthly reporting of all revenues collected is required. If the Sandbox partner does not have an existing system in place to ensure proper, timely and professional collection and reporting of revenues, HTDC will manage revenue collection for the Sandbox through its property management contractor. HTDC will make payments based on the agreed upon revenue model.
