Specifications include, but are not limited to: a. Replace approximately 63,717 square feet of existing roofing assembly (the entire roof). All new roofing to comply with the ASD B3000 Roof guidelines for fully adhered EPDM assembly, 90mil, 30-year warranty. This will include extending parapet heights and replacing parapet cap flashing, retrofitting louvers, ladders and other rooftop appurtenances. b. Hazardous materials may exist within the scope of work. c. Conduct up to three (3) meetings with the owners’ workforce prior to 65% for clarifications and scope refinement d. Delete skylight roof J from service and extend roof G. LED lighting below will be required. e. Roof loading and seismic issues identified in the Tier II report will be satisfied. The existing tectum gym roof panels will be demolished, and a new roof deck installed. Any connections found to be deficient shall be retrofitted to meet or exceed current code required loads. See Tier II report. f. Fall protection systems including guardrails are required g. If Code allows, remove 4 smoke hatches from Roof E, including all electrical and mechanical associated. Re roof over and repair interior finishes matching existing. h. Relocate existing rooftop conduits to an off roof solution i. Ensure existing conduits mounted below roof deck are addressed in design to satisfy the Municipalities current requirements j. Evaluate entire roof drain system by video, including drywells. Any obstructions found will be circumnavigated to complete the task. Include schematic report to owner for inclusion in bid package.
