Specifications include, but are not limited to: San Juan County is seeking responses from a qualified appraisal services firm for land acquisition activities associated with the Federally Funded Phase III of the Pinon Hills Extension (Road 3900) project. The selected vendor will illustrate successful experience with similar road/highway right-of-way acquisition projects in accordance with the New Mexico Department of Transportation (NMDOT) T/LPA Handbook (current edition) and NMDOT Right-of-Way Handbook (current edition). ROW activities and acquisition will be subject to review and approval of NMDOT Lands Engineering and Abstracting Unit. Specific scope of services as follows: 1. The project includes appraisal services for the following properties: a. Parcels i. Fifty-two (52) total from twenty (20) unique landowners b. Construction Maintenance Easements (CMEs) i. Thirty-three (33) total from fourteen (14) unique landowners c. Temporary Construction Permits (TCPs) i. Five (5) total from two (2) unique landowners 2. Selected vendor will complete property appraisals/valuation in accordance with the NMDOT ROW Handbook (current edition) 3. In the event of condemnation proceedings, selected vendor will provide documents as required to support District Court filings. Legal services as necessary will be provided directly by San Juan County
