Specifications include, but are not limited to: The HVAC Contractor shall provide two years of preventative and regular maintenance service for all HVAC equipment and controls installed. The two-year maintenance period shall begin at the issuance of project HVAC substantial completion. The HVAC Contractor shall prepare and submit maintenance schedules that identify periodic maintenance tasks for each equipment type prior to substantial completion. The maintenance and service required for each piece of equipment shall be as designated by the equipment manufacturer within their published installation, operation and maintenance manuals. The HVAC Contractor shall provide the owner with monthly reports of maintenance tasks completed for that period. The maintenance scope of work shall include all parts and labor associated with: 1. Periodic air filter replacement for each air-moving device. The maximum operating duty period for each filter shall not be greater than three months. 2. Fan motor belt replacement for each air-moving device. 3. Lubrication of equipment components
