Specifications include, but are not limited to: The required services to be provided are HVAC maintenance and repair for the Big Springs State Hospital (BSSH). All commercial and residential HVAC work performed under this Contract shall be performed within all code and regulations applicable to Texas Department of Licensing and Regulation (TDLR). GENERAL REQUIREMENTS Preventive maintenance, diagnostic service, and repair of all commercial and residential HVAC equipment for 30 buildings. Awarded contractor shall be responsible for supervision, clean up, and disposal of discarded supplies/materials, and must have all applicable licenses, permits, and insurance coverage. Travel time and mileage to and from the job site is not separately reimbursable under this Contract. If Contractor encounters Asbestos Containing Materials during Scope of Work, Contractor will immediately stop work and coordinate with BSSH. BSSH shall be responsible for abatement. All commercial and residential HVAC equipment and materials installed by the Contractor must match and be comparable with existing equipment and materials. Equipment and materials utilized by the Contractor must be of equal or better quality than existing equipment and materials. Submittals detailing materials specifications must be approved by the BSSH Designated Representative.
