Specifications include, but are not limited to: In accordance with the construction drawings, building code referenced above, Municipality of Anchorage Building Safety Department and other regulatory agencies having jurisdiction, furnish all labor, materials, and equipment to perform all work described below. 1. INTERIOR PAINTING SERVICES a. Wallboard Priming: Apply PVA primer to all newly installed wallboard areas. b. Garage: Apply (1) coat of premium acrylic paint, on a dry primed base coat. (See paint submittal Requirements) Color will be determined from a light tint base. All walls and ceiling are to one color. Application on wall is to be applied with an airless paint sprayer and back rolled with a paint roller. c. Wall Finish: Apply (2) coats of premium acrylic paint, on a dry primed base coat. (See paint submittal Requirements) Color will be determined from a light tint base. All walls and ceiling are to be one color. Application on wall is to be applied with an airless paint sprayer and back rolled with a paint roller. d. Millwork Preparation: Applied trim millwork is to have all nail holes filled with spackle that is flush and sanded smooth. All seams of millwork, door jambs, and window casing to be caulked with a latex painters caulk. Caulk will not be allowed to be used as a nail-hole filler. e. Millwork Finish: All millwork will be painted the same color, usually bright white. The trim color will be different than the chosen wall color. All millwork is to be painted with a sand-able primer. Millwork is to be lightly sanded to a smooth finish. The millwork is to be painted with premium white enamel trim and millwork paint, and is to be applied with a paint sprayer. (See paint submittal requirements) f. Interior Doors: All interior doors will be painted the same color as the trim, usually bright white. The door and trim color will be different than the chosen wall color. All doors are to be painted with a sand-able primer. Doors are to be lightly sanded to a smooth finish. The doors are to be painted with premium white enamel trim and millwork paint, and is to be applied with a paint sprayer. (See paint submittal requirements) g. Windowsills: Windowsill will be made of acrylic products that do not require paint and are not included in this paint work scope h. Exterior Man Doors: All exterior fiberglass man doors are to be painted on the interior surfaces with two coats of the wall paint specified above. i. Final Touchup: All Tub surrounds and counter backsplashes are to be caulked. Include final touch up painting and caulking of walls, millwork, and door jambs that may have been marred, scratched or where the paint has other imperfections. Include caulking at cabinets / cabinet fillers, shelving, and window sills. 2. General Standards Interior Paint A. Walls: The expectation is that the painted wall finish is professionally applied at a high level of workmanship, with excellent products and attention to detail. The painted wall should be free of “paint flash” identified by the appearance of dull or shiny blotches on the painted surface. The surface should be uniform in color, smooth with no paint imperfections such as drips, or runs in paint, or heavy roller edges. The finish coat must fully cover the base coat with no visible variation in the finish. B. Trim Millwork: The trim and millwork finish shall be free of seams, joints or nail holes as specified above in “Millwork Preparation”. The paint finish shall be smooth, free of paint brush mark, runs, debris, and imperfections. 3. Exterior Painting Services a. House and door paint is to be applied with an airless paint sprayer. Trim work can be painted with brush. Protect all non-painted surfaces from any over spray. b. Exterior Finish Coatings: • Apply one coat of 100% acrylic semi-gloss exterior paint (color to be determined) to cement panels, garage door and lap siding. (See paint submittal requirements) • Apply one coat of 100% acrylic semi-gloss exterior paint (color to be determined) to trim work at fascia, shadow board, columns, windows and other trim details.
